Alexandria is seeking an established candidate to join our high performing Sustainability Team. The Sustainability Operations Manager role is an exciting and entrepreneurial opportunity to identify, develop, and implement sustainability and building performance projects and guidelines that meet and exceed the company’s existing building efficiency goals to reduce energy, greenhouse gas, potable water, and waste. Essential Duties and Responsibilities:
Collaborate with each region as a team member of the company’s Sustainability Team to implement regional operational sustainability programs that are consistent with Alexandria’s sustainability goals for existing buildings, and which support the success of each region and its people.
Identify and implement energy, water, and waste efficiency technologies and practices that can be piloted and then scaled throughout Alexandria’s portfolio of buildings in operation.
Develop and help implement operational guidelines, best practices, and education/training for the Company’s Asset Services Teams, our tenants and third party engineering / facilities management groups that ensure Alexandria’s campuses continue to be best-in-class facilities for science and tech tenants in AAA locations.
Work with the Sustainability Team and other regional and functional teams to source and secure clean power purchasing agreements and installations for the Alexandria portfolio. Coordinate with Alexandria’s regions, tenants and other functional departments as necessary to implement such agreements with best financial and legal structure with resulting positive returns.
Work with our regional teams to leverage all available utility rebates and incentive programs for existing buildings and new construction to maximize the organization’s financial returns.
Coordinate building benchmarking (I2SL and Energy Star), compliance with local ordinances, and utility data analysis to identify buildings with the most opportunity for improvement.
Ensure that all regional data is accurately tracked and shared in coordination with the Sustainability Team.
Work with our regional teams to identify and then prepare existing buildings to achieve green building certifications (e.g. LEED-EB O&M, BREEAM In-Use) with approved cost and operational improvement metrics.
Run quarterly sustainability meetings in each region to review progress against sustainability goals for existing buildings, ensure projects are on track, and identify new project opportunities.
Qualifications and Experience:
Bachelor’s degree in engineering or other field relevant to technical building operations
Additional relevant certifications are a plus. Examples include Professional Engineer (PE), Certified Energy Manager (CEM), etc.
10+ years’ experience developing and implementing energy efficiency and sustainability best practices, operational guidelines, and upgrade projects across a portfolio of existing buildings, with proven results.
Experience working with, training and motivating asset and facility management teams to optimize operations.
Experience conducting utility bill and pricing analysis, and optimizing/reducing utility costs
Experience procuring and structuring deals to buy and install clean energy.
Experience implementing “smart” building technologies that include advanced energy and water metering, controls, demand-based ventilation, and condition-based maintenance programs.
Experience with laboratory buildings, sensitive environments and critical infrastructure a significant plus.
Experience with healthy building certifications and programs is a plus.
Independent, analytical thinker and a self-starter.
Ability to work within a diverse, cross-functional team.
Excellent organizational and project management skills, and communication skills.
Ability to travel to other Alexandria regional offices at least quarterly, to occasional company meetings and events across the U.S., and to industry conferences and on an as-needed basis.
