The Design Coordinator shall be part of a team dedicated to carrying out the Division’s operating vision and committed to ensuring project quality, meeting approved budgets and scheduled deadlines, and exceeding the expectations of the Company’s tenants and shareholders. This role does require nationwide travel and will be working with a variety of departments in all regions.

Essential Duties and Responsibilities:
Candidate will be responsible for the following primary areas:
Management and coordination of project design life cycle, including attending design meetings, supporting project managers, collaborating on corporate interiors projects, including conceptual and schematic design, and design development.
Management of the coordination of design and construction activities to include, but not be limited to, architect, contractor, and consultant solicitation and selection; design and construction document review; and construction management and administration.
Participation in the construction administration of projects, and review of submittals and finish samples.
Working with internal teams, architects, consultants, contractors, and outside vendors to meet overall project objectives, and serving as the Company’s brand representative for overall design quality and brand elevation.
Contribution and provision of technical guidance and innovation solutions to resolve design challenges that help meet budget and schedule requirements.
Coordination with the project management team, including having discussions of implications of design decisions.
Candidate will engage in some of the following activities in connection with the above areas of responsibility/involvement:
Assist in preparing and providing oversight for consultant, design, and construction contracts, and ensure the obligations of such contracts are satisfied.
Develop and manage project budgets and schedules, and complete projects in accordance with Company-approved budgets and schedules.
Understand the Company’s obligations as detailed in its lease and work letter agreements for assigned projects.
Communicate and interact with the Company’s tenants, contractors, architects, consultants, and other project team members.
Participate in the process of outsourcing development, design, and/or construction management consultant services and activities as the project requires.
Manage consultant and contractor payment applications, including review of invoices for conformance with contract documents.
Administer the collection of acceptable certificates of insurance, lien waivers, and other required project documents, as well as payments to process consultants and contractors, and maintain project files.
Prepare project status and performance reports.
Provide general support to other operating divisions of the Company, and participate in special projects, as needed and assigned.
Qualifications and Experience:
Bachelor’s degree, required in interior design or architecture.
Minimum of three (3) years of practical working experience in the design, development, architecture, construction, or real estate industry-related fields with a demonstrated strong design and architecture background. Experience with design and construction of laboratory and laboratory research projects is highly desirable.
Must be willing and able to travel to Company’s regional offices.
Prior experience running projects independently from design concept to final built product.
Understanding of and working experience with design and/or construction contract preparation, AIA document forms, construction payment applications, lien waiver review and preparation, certificates of insurance, and other construction-related documentation.
Exceptional oral and written communications with demonstrated interpersonal skills and ability to interact both internally with other Company members, and externally with tenants, contractors, architects, consultants, and other project team members.
High level of attention to detail and ability to multitask.
Computer-proficient skills with strong experience in spreadsheet preparation and a working knowledge of all Microsoft Office products, including Excel and Word. Proficient skills in Adobe Design suite, such as InDesign and Photoshop, as well as SketchUp, are highly desirable.
Strong conceptual design skills in sourcing images, storytelling, and initial project development, and floor plan test fitting, and strong communication skills to work with design vendors, including when kicking off projects and ensuring company brand and design quality are elevated throughout the cycle of the project.
